Daniels Development Group (DDG), in partnership with Masjid Al-Shaheed is advancing a transformative mixed-income multifamily community at 400 W Sugar Creek Road in Charlotte, North Carolina. This catalytic project represents DDG’s mission-driven approach to developing high-quality, sustainable housing in high-growth markets while expanding long-term community impact.

Strategically positioned in Charlotte’s rapidly evolving Sugar Creek corridor, the development will deliver 150+ units of modern, amenity-rich mixed-income housing through a ground-lease structure with Masjid Al-Shaheed. DDG serves as both co-GP and Authorized Person for the joint venture, responsible for predevelopment leadership, entitlement strategy, development oversight, capital formation, community engagement, and execution of the long-term vision for the site.

The project leverages Charlotte’s strong demand for attainable housing and its proximity to significant economic anchors—including transit infrastructure, employment centers, and emerging commercial investment. With NHP Foundation providing predevelopment capital, financing expertise, guarantees, and tax credit execution, the partnership structure positions the project for long-term operational stability and strong financial performance.

The planned community includes a mix of studio, one-bedroom, two-bedroom, and three-bedroom apartments designed for households across income levels, supported by robust amenities such as community multipurpose spaces, landscaped outdoor recreation areas, structured management services, and integrated supportive resources aligned with DDG’s commitment to sustainable, inclusive development.

Predevelopment activities including rezoning, site planning, environmental review, market analysis, architectural programming, and financial structuring are underway with construction targeted to begin in 2029. Upon completion, 400 W Sugar Creek Road will serve as a cornerstone project for equitable growth in North Charlotte, providing high-quality housing while strengthening the long-term vitality of the Sugar Creek community.
